Spring? 2014

 
Contact us if you'd like an information packet on a small dairy in Cass County that's new on the market. It includes a beautiful barn/office/milk house, and a home for an operator or for a rental.
 
We have a nice assembly of cropland in northwestern Minnesota. We have several big, square parcels near Stephen and Donaldson in Marshall and Kittson Counties. Give a call or send an email if you have questions or if you'd like us to send you details about each of the many parcels.
  
If you have a few minutes look through the pictures of the beautiful hunting and recreational property in Pope County. We walked around the private lake and took the pictures the other day. Just beautiful! -  if I do say so myself. The lake is about 100 acres with a sandy shoreline. Call Bill if you are interested in jumping on the Ranger and taking a look at it.

WinterShows


It was great to seeing everyone at the Alexandria Farm Show! It's always a fun couple of days reconnecting and talking land.
 
We'll also be at the Willmar Ag Show on Tuesday and Wednesday, March 12 and 13 at the Civic Center in Willmar. That's always a fun show, too. It's great to see the familiar faces from Kay's days at KWLM/Q102 radio. Be sure to swing by our booth to say hello.
 
We're getting for another land auction. This one is 108 acres between Green Lake and Lake Calhoun in Kandiyohi County. The auction is on Tuesday, March 19 at the American Legion in Spicer. We'll have more details soon, but mark your calender!
 
We recently hosted potential buyers from Illinois and Colorado who visited Minnesota to look at the 3,800 acres we currently have for sale in Kittson and Marshall Counties. We warned them to bring warm clothes but we just don't think they were ready for the cold and extremely windy conditions they experiended. If you're interested, we'd be glad to send out an information packet. And we'd love to set up a time to show you the impressive assembly of cropland. Bring warm clothes! ;) 
 
 


Summer

 
 We're still busy with our fall (and maybe we should call it 'early winter' now that it's snowed!) auction schedule and we still have some great farm and recreational properties for sale by conventional sale. 
 
After a beautiful fall - we felt the reality that winter is settling in when taking down our signs after the auction in Ostego in Wright County.
It was cold and windy after the November 12 auction where we sold two parcels. We've had some calls asking about the outcome. The 65 acre parcel sold for $6,600/acre and the 35 acre parcel sold for $7,700 per acre. Thanks to the good crowd that attended and thank you to Jim and Rita Lefebvre and family. We appreciate your business!
We had 19 bidders in Morris where we sold a nice 80 acres of Stevens County cropland. The farm had great soils and sold for just ovr $11,700 per acre. Thanks to Mike and Linda Kahleck for hiring us to sell their property, to everyone who attended the sale and to Mike, Don and the crew at the Old Number One in Morris. It was a great day!
  
We also had great help from Scott and Tom and the crew at Scottie's/McKinney's in Benson where we auctioned off just over 293 acres of cropland and CRP earlier this fall.We sold it in three parcels: two parcels of cropland and one small parcel with the house and buildings. It was a great day for a land auction! Both land parcels sold for just under $4,000 per acre.

Next up: It's a double header on Friday, December 7. We'll be at Shooters in Appleton at 11am to sell 107 acres including crop land, recreational land and a gravel pit. In the afternoon we'll be at Central Square in Glenwood at 4PM to sell 160 acres of crop land in Pope County.

We're teaming up with our friends at Henslin Auctions on all four or our fall and early winter auctions. And we think we're a great team! 
 
We're also fielding lots of calls on that nice, big assembly of cropland in the northern Red River Valley. It's just over 3,800 acres in Marshall and Kittson Counties and it's all tillable except the roads! These parcels will be sold conventionally, not at auction. It includes many parcels - the majority of them are nice, square fields. We have the basics here on the website and an huge packet of information we'd be happy to send or email to you. 
 
Then we'll be getting ready for the winter outdoors show circuit! If you have hunting land to sell, start thinking about contacting us.
 
We've had lots of calls on the nice hunting land near Breckenridge in Wilkin County. It's been beautifully restored under the Wetlands Reserve Program and the local prairie and wetland wildlife love it! Spring?!

Another weird weather weekend here in western Minnesota!
 
Funnel clouds south of us, rain in Benson. But wheels are turning again and at least we're not shoveling like they are on the east coast!
 
Bill and Kay are still sorting through and putting to use all the good information we gathered in Omaha recently at Cabela's Trophy Properties annual meeting. With CTP land brokers from all over the country we always we meet lots of great land people and learn lots of new things. CTP works closely with the Realtor Land Institute, or RLI, the branch of the National Association of REALTORS for those who work in land sales rather than residential sales. We're longtime members of RLI and its association with CTP is a natural.
 
Cabela's has also worked hard on associations with Land and Farm and with Lands of America which are huge websites for marketing land. Those associations mean that the properties we put on the Cabela's Trophy Property website populates those two and over 600 other websites. As we discussed in Omaha, the vast majority of buyers nowadays have researched properties on line before looking at them so having your property on that many websites is a huge advantage!   
 
We're happy to see interest in recreational land again. We're working on closing four recreational land sales. One will actually be put back into cropland after the sale. The demand for recreational land had become pretty slow for awhile as people waited out the economy. If interest in that type of land is any indication, the economy seems to be warming up a bit. Just in time for spring!
 
We're also closing a sale of 1,779-acres of  crop land in the Red River Valley. We didn't have it listed but we negotiated the successful sale for an area buyer.
