How do you know when the timing is right to sell your farm?

We've posed the question to thousands of owners of Minnesota cropland in mailers we sent out all over the country. We reminded the "non-resident owners" that cropland values are still strong, interest rates are low, and investors are considering land as stock alternatives.

When you're considering which company to hire to sell your farm or recreational land for you:

- Ask how they plan to market your land to potential buyers.

- Ask them how long they've been selling land and what amount of their business involves land sales. Ask yourself if you might be better served by a company that "Sells Farms" or a company that "specializes" in residential, commercial, lake shore, etc, etc, etc, and farms.

- Ask where they advertise and visit their website. We LOVE local newspapers and radio stations. But your best buyer might not be in your backyard. You'll see our properties advertised in local and statewide newspapers, OutDoor News, on The Linder Farm Network - a statewide farm radio network, on our website, on Cabela's website, and on a variety of cooperative real estate sites.

- Find out if they display properties at farm and outdoors shows. We meet thousands of potential buyers and sellers each year at our booths at shows like FarmFest, the Minnesota Deer Classic, the St. Cloud Sports Show, the Willmar Ag Show and other farm and outdoors shows.

- Ask them if they're on a multiple list service. And then ask yourself if being affiliated with a residential multiple listing service is really an advantage when you're selling farm land or hunting land. Maybe it's more beneficial to be on a multiple listing service exclusively for recreational land, like Cabela's Trophy Properties, and involved in a network of land specialists, like the Realtors Land Institute, that's made up of people who ONLY sell land.
